Almost There!!!

My favorite question is what do we do next. Once the home is under contract,  we've inspected the property, and turned the contracts over to your lender, we wait for the appraisal to be ordered.  The appraisal matters for two reasons.  First it let's us know if the sales price is valid.  The second thing an appraisal does is that it lets us know if we need to make repairs.  We discussed appraisals last week you can find the articles here.There is an important point to keep in mind.  If the repairs are too much or too extensive, we can walk away.  But keep in mind that we want to do as much homework as possible before this process started.  The last thing you want is to be out the cost of an appraisal and an inspection only to find out that we aren't going to be able to obtain financing for the home. 
 While we wait for the appraisal report, there are all sorts of behind the scene things going on.  Our title company is handling all the title work we are organizing and scheduling repairs closing dates and things of that nature.  For the most part,  this is the time the buyer........waits.  This is the boring part of the real estate business.  However I find it is very time consuming and also its the time most deals fall apart.  You need a strong agent to keep buyers and sellers and mortgage companies on the same page.  Sometimes there can be tensions over repairs etc.  A good agent will manage these relationships and get the deal across the finish line.  Here is a short summary of the process so far. 
 1. Find a home and negotiate a sales price.
2. Inspect the home.
3. Apply for financing and order the appraisal.
4. Title work, repairs and other clerical issues.
5. Closing Time!   Our favorite part!
