Time to Inspect your New Home!

As we discussed on Friday, we just got our offer accepted! Now what?  We will have somewhere around 5 days to get a home inspection scheduled.  This is a very important step in the process.  I can't tell you how many times clients will question if they should spend the $300 on a home inspection.  Think about the logic here.  Should I spend $300 to protect my $250k investment?  Absolutely!  I recommend it to all my clients.  You really never know what your buying and you want a licensed/professional set of eyes on all the nooks and crannies of your new home.
One thing you need to keep in mind is what the purpose of your home inspection is.  This is not an opportunity to nitpick the property and go back to the seller with all sorts of problems.  The purpose of your inspection is to check for "major" defects in the home.  A good example would be structural issues,  mold issues etc.  If a major defect is found then, we can go back to the seller and renegotiate the contract.  Depending on the seller you may not be able to renegotiate.  A lot of the times banks or government owned properties are not going to negotiate but, you can try.  Private sellers are a bit more understanding when it comes to major issues.  If you are unhappy with the inspection, you can walk away from the deal and get your earnest money deposit back.  If you are happy and decide to move forward, then we need to start title work and get the purchase agreement over to your lender.
