Who put the pool in the basement?

So I was sitting here today thinking what can I share with you guys on a Wednesday morning.  Then I remembered the fun time I had while working with a buyer last week.  See the above photo!  LOL!  For me,  the best thing about what I do is I get to see some pretty awesome homes, but most of the fun is had in not so awesome homes!  The picture above was taken in a bank owned home in Harrison Twp.  Unfortunately for the bank the sump pump had stopped working after a night of bad storms.  My buyers and I were walking down the steps into the basement and almost right into knee high water!   The water was crystal clear and still.  As my buyer walked down the stairs, right before the bottom 3 steps, the water moved, and he realized he almost walked into a flood!  We notified the agent, and as you can imagine we didn't write an offer on this property.  Real Estate is so much fun.  
On a more serious note,  I was thinking about some topics to write about and I think writing briefly about every step in the home selling/buying process will be good for us.  Every client seems to have the same handful of questions so Friday we will start with a quick update on the current market conditions, and then we will go into listing and buying strategies and processes. I try to take the "educational" route with all my clients. What I mean by that is obviously you want to buy or sell a home because you contacted me.  I don't need to be "super sales guy"  I need to make sure my clients understand the market.  I need to make sure they understand the processes.  That way when opportunities arise you can make an educated an informed decision.  A great example of this was a new client I recently picked up.  They were under the impression that this was a "buyers" market.  Suddenly there writing low offers on properties and wondering why they can't get an offer accepted.  They were mad at the agent, and rightfully so he hadn't educated them on current conditions, so they ended up wasting 2 months.  More on this on Friday.
