Business and Residential Construction Continue to Build in Shelby Township

Shelby Township and SEMCOG figures show an increase in residential and business construction activity in 2013.

Shelby Township is in the midst of building boom after a slow recovery since the depths of the recession in 2008.
That year there was only 42 single family building permits issued, according to the Southeast Michigan Council of Governments.
This past year, the number has more than tripled to 142 permits.The trend is continuing this year, according to township officials, with 69 residential permits already issued.
Additionally, sales of existing homes have been strong, according to Supervisor Rick Stathakis.
"Our inventory of vacant houses is continuing to go down and our neighborhoods are as strong as ever," he said. "I am really hopeful 2013 is the beginning of a turnaround."
He added that 2013 should be the "worst" of taxable income collected, and it should start to climb next year.
While the residential sector is seeing strong growth, there has also been a surge in commercial construction and remodeling.
Shelby Township officials report that there have been 23 permits issued for commercial renovation this year, which is eight more than 2012 at this time. Big box retailers Kohl's, Sears and Target are all undergoing major remodeling of existing stores.
Also, Kroger is building a Kroger Marketplace superstore at 23 Mile and Hayes and a developer is proposing a mixed-use development at the southwest corner of 23 Mile and the M-53 Freeway that will include retail, office and assisted living development.
"I am really happy with our business climate right now," Stathakis added. "The confidence that people are showing by opening new businesses in Shelby Township and also by the residents who have purchased a home in Shelby Township."
